Εspecially priviledged cottage by the sea at Porto-Rafti
A.- POSITION – DEFINITION
The property is in the housing locality of Prassie, location Natso, on a main municipal road in Porto Rafti. It covers an area of 4070 sq. m. (4884 sq. yds.). It has a north eastern orientation and is bounded at the front by the sea, at the rear by the road, on the left by a summer residence (covering an area of 9000 sq. m.) and on the right by another summer residence (10000 sq. m.). The property front on the access road is 27.10 m. long while that on the seaside is 29.50 m. long. The distance between the road and beach is 140 m. on the left boundary and 127 m. on the right one. The distance to downtown Athens (Constitution Square) is 42 km. (26 miles) and to the new International Athens Airport 17 km. (10.5 miles). Through the new Attiki Odos it only takes 25 min. to reach the house from Kifissia Ave.
B.- COTTAGE
The cottage, which is at a distance of 75 m. from the sea, is one-storied and covers an area of approx. 235 sq. m. It has 3 bedrooms, each with its own shower room except for the master bedroom which has an en-suite bathroom with a Jacuzzi and a shower room. The main building elements are of concrete while the roof has a special insulation which keeps the interior cool during the long summer days. The cottage has an excellent central heating installation and the outer doors and windows are made of aluminium with double-glazed windows which greatly improve insulation. A boiler installation provides hot water at all times. The living room, overlooking the sea, has a large fireplace. There is a handyman’s shop in the cellar as well as a boiler room with a washing and drying machine. All bedrooms are equipped with low-noise ceiling ventilators as well as mosquitto curtains on the windows. The cottage is fully furnished with refrigerator and dishwashing machine, electric oven and satellite reception dish. A fully equipped separate building covering an area of approx. 25 sq.m. serves as accommodation for the maid of the house.
C.- GARDEN
The garden has been planted with trees, bushes and plants which are ideal for the local climatic conditions. There are many ornamental plants and fruit trees which are described in detail in a separate surveyor’s plan. For the maintenance of the garden, the following facilities are provided:
Tool shed – Covered compost pit – 30 m3 water cistern with aut. water supply unit – drip irrigation system – lawn mower and tree spraying equipment - a blade and disc earth cultivator.
There is a swimming pool 14 x 7 m. (15.3 x 7.65 yds.) with adjacent pool-house, a mini tennis court with a lone basketball stand and parking space for 8-10 cars.
D.- SEA
The distance between the property fence and the sea proper is 15-20 m.. The coast is rocky and the sea extremely pure because it faces north. The breeze, which is characteristic of this area, affects the local weather conditions so that it is always cool in summer. The local sea is especially suitable for sea sports such as sailing and surfing.
