The land is located in Sihanoukville at the end of “SOKHA BEACH” a few hundred meters away from the 5-star SOKHA hotel.
It has a total area of about 5.200 square meters.
You will not find many places in the world, where you can buy a beach property for around USD 29 per square meter.
At the beach, the land is 26 m wide and has few rocks (can be removed), as well as soft sand.
The land rises about 110 meters gently uphill from the beach. It has already concrete columns with wire fence on all sides, as well as an entrance at the 15 m side. It is only a very short distance from the asphalted road to the land entrance gate.
The land between the asphalt road and the 95 meter boarder does not belong to me.
A water well is drilled on the land, ready for installing a submersible pump.
It should be noted that by law on any beach land a 30 meter strip is public, in this case 26 meters wide x 30 meters deep. Nothing can be built on that strip. However, this part is also virtually private, as the access from each side is fenced.
This land is ideal for building a hotel or resort, or a large villa with privacy.
The only typical problem of Cambodia:
It does not have an official title yet, as it was not yet surveyed by the government.
However, gradually titles are issued to the rightful owners in many places.
The land is now officially owned by an honest gentleman from Sihanoukville, and was sold to me by a finger printed and witnessed agreement.
