On a surface of 18 ha there is a 3 ha vineyard with all operating permits, which can be extended to 10 ha. On the winery, which can be reached via an asphalted access road, there is a 525 m² bodega. The shape of the bodega is built after a vine leaf. Extensions are permitted.
The existing wine-growing estate of 3 ha bears, in high density, organically produced red wine grapes, protected by the Designation of origin 'Sierras de Málaga - Subzona Serranía de Ronda'. All wines are of high quality and have their own special structure and minerality.
Approx. 20,000 bottles of wine are produced per year, the average selling price per bottle is 20 €.
The varieties are Cabernet Sauvignon, Syrah, Merlot, Tempranillo, Pinot Noir and Graciano.
Tempranillo: 2,250 plants
Syrah: 2,250 plants
Cabernet Sauvignon: 1,500 plants
Merlot: 1,500 plants
Pinor Noir: 6,475 plants
Graciano: 2,500 plants
Total: 16.475 plants (3 ha)
The plantation dates from 2003, with metal and wooden trellises. The maximum production is approx. 9.000 kg/year.
Due to the typology of the estate, the planting of vines could be extended up to 10 hectares.
The bodega is equipped for 3 ha. The building is divided as follows:
Basement = 340 m²: wine production
Mezzanine floor = 40 m²: Tasting room
Ground floor = 45 m²: Offices/Laboratories
Terrace viewpoint: 100 m²
The wine production area, built with a reinforced concrete structure, has a height of 6 m and a load capacity of 1.000 kg, allowing the installation of a plant cover and the same extension of future buildings.
Due to its construction, the building is usually semi-covered, with a vegetation cover of 70 cm and therefore without visual influences and with a stable temperature throughout the year.
The winery has underground water and electricity connections on each plot, its own well and waste water treatment system, tractors and agricultural equipment.
Potentials:
Due to its location in an exceptional natural environment (adjacent to the Grazalema Nature Park, but outside of it), the winery has a high potential in terms of wine tourism.
In addition, Ronda, an ancient city of great tourist importance, is a member of the Spanish Association of Wine Cities and thus part of the 'Wine Routes'. This allows a high number of visitors to be achieved with 'oenological tourism' (with medium to high purchasing power).
Compatible possible construction projects: 'bodega hotel', restaurant, residential building (in connection with production activity), agricultural buildings and winery.
